Soloof House Energy Solution (SHES) for Apartment Buildings
- Do you want your tenants to benefit directly from electricity generated by the building’s roof?
- Do you want to be able to offer electricity to your tenants, increasing your revenue while allowing them to benefit from affordable power?
- Do you already have a photovoltaic system installed but lack a solution for distributing the electricity to different tenants?
Then the SHES is your solution. SHES offers an innovative, legally compliant, and cost-effective solution for the dynamic supply of various tenants. You and your tenants benefit directly from the generated electricity – without detours through the public grid.
⚙️ System Setup
The setup is outlined in the image above:
- A photovoltaic system is located on the roof. Its dimensions are determined solely by the roof’s size, not by the potential consumption of individual tenants.
- A central control unit directs the electricity either to the households or charges a battery.
- Each household has its own electricity meter and an inverter which converts the direct current from the rooftop system into alternating current.
- The inverter ensures that no electricity flows from the grid towards the battery and also that no more electricity flows than the household is currently consuming. This so-called zero feed-in legally ensures that the system operates completely independently of the public power grid.
- The electricity meter is MID-compliant. Its readings are therefore recognized as calibrated by the tax office. Legally, the system operator sells the commodity of electricity to the tenant. Consequently, the taxes for the sale of electricity apply. We offer the service of handling the accounting for both the tax office and the tenant.
- You have the choice of whether you wish to own, build, or operate the system yourself.
📈 Benefits for Property Owners
- Cost-Effectiveness: You achieve higher revenue. SHES systems pay for themselves for most buildings within 4–7 years.
- Value Appreciation: Properties with their own energy generation will be valued higher in the long term compared to those without.
- Attractiveness: You can offer your tenants cheaper electricity. Your tenants start saving directly from the first month.
- Legal Security: SHES systems are designed for self-consumption. Since no energy is fed into the public grid, they are not subject to EU rules for public networks.
- Future-Proof: SHES systems can be built using components (battery storage, inverters, etc.) from various manufacturers. Therefore, if components fail, they can be reliably replaced. Furthermore, the system can be expanded or adapted at any time.
✅ Benefits for Tenant
- Lower Electricity Price: Direct purchase of solar power without grid fees and market fluctuations.
- Freedom of Choice: The existing electricity supply contract is maintained. Tenants can continue to buy electricity from the supplier of their choice. A tenant is not required to participate in the SHES, but legally, participation must be offered to them.
- Transparency: Each household can see the availability of electricity from the roof and adjust its consumption behavior accordingly.
- Sustainability: Also as a tenant, one can contribute to a better climate.
💡 Conclusions
With the SHES, a multi-unit residential building becomes an energy-efficient building. Owners benefit from a secure investment, tenants benefit from affordable and sustainable energy – and everyone contributes to the energy transition.
