Soloof House Energy Solution (SHES) for Business Parks

  • Do you want your tenants and lessees to benefit directly from electricity generated on the roofs of your park?
  • Do you want to be able to offer electricity to your customers, so you can increase your revenue while keeping your park attractive through affordable power?
  • Do you already have a PV system installed but lack a solution for distributing the electricity from the system to various customers?

Then the SHES is your solution. The SHES makes business parks more independent, efficient, and sustainable. With large photovoltaic systems on the roofs and dynamic power distribution, companies benefit directly from the generated solar power – in a legally compliant, transparent, and economical manner.

⚙️ System Setup

The setup is outlined in the image above:

  • A photovoltaic system is located on the roof. Its dimensions are determined solely by the roof’s size, not by the potential consumption of individual customer.
  • A central control unit directs the electricity either to the households or charges a battery.
  • Each customer gets an electricity meter and an inverter. The inverter size is tailored to the customer’s individual needs.
  • Optional: Instead of a central battery, a dedicated battery is installed for each customer.
  • The inverter ensures that no electricity flows from the grid towards the battery and also that no more electricity flows than the household is currently consuming. This so-called zero feed-in legally ensures that the system operates completely independently of the public power grid.
  • The electricity meter is MID-compliant. Its readings are therefore recognized as calibrated by the tax office. Legally, the system operator sells the commodity of electricity to the tenant. Consequently, the taxes for the sale of electricity apply. We offer the service of handling the accounting for both the tax office and the tenant.
  • You have the choice of whether you wish to own, build, or operate the system yourself.

📈 Benefits for Property Owners

  • Attractiveness: Commercial units with partial supply from low-cost electricity are more appealing to businesses.
  • Cost-Effectiveness: By using solar power during business hours, a high rate of self-consumption is achieved without the need for large battery storage. As a result, the payback period is in the range of 4–7 years.
  • Flexibility: SHES installations are expandable for future e‑infrastructure (charging points, heat pumps, etc.).
  • Value Enhancement: Properties with their own energy generation will be valued higher in the long term than those without.
  • Legal Security: SHES installations are designed for self-consumption. Since no electricity is fed into the public grid, they are not subject to EU rules for public networks.
  • Future-Proof: SHES installations can be built using components (battery storage, inverters, etc.) from various manufacturers. If components fail, they can therefore be reliably replaced. Furthermore, the system can be expanded or adapted at any time.

Benefits for Your Customers

  • Low Electricity Price: Direct sourcing of solar power without grid fees and market fluctuations.
  • Planning Reliability: Transparent billing; the inverter is designed for individual needs.
  • Freedom of Choice: The existing electricity supply contract is maintained.
  • Sustainability: On-site green power strengthens the company’s image.

💡 Conclusions

With the SEHS, the commercial park becomes an energy park. Owners benefit from higher returns, companies from predictable and low energy costs – and everyone together from a location that radiates sustainability and future viability.
